BEFORE showing properties to your buyers, always preview them first. As a common HUGE mistake, If you don’t preview them, you won’t be on top of your game – you won’t be ready to answer their questions fast. Therefore, make sure you show your properties to YOURSELF before showing them to your clients. First impressions count…remember that – know your properties ahead of time to win sales.
Dealing with multiple offers at the same time
In this featured video, Nick states that when you receive multiple offers at the same time, never submit more than one counter offer at the same time. To begin, it’s an MLS violation that can get you into trouble. On top of that, if you provide a counter offer, you and your seller will be in a bad situation. Legal action is a possibility if you allow that to happen.
The solution: Just counter one-at-a-time. If you have any questions about uniqueness with your specific situation, speak with your broker to ensure you follow through correctly. Also, be sure to read through your MLS rules to fully understand them before proceeding.

Listen well, ask plenty of questions and take notes. When you write everything down, you’ll be sure to remember important details for future calls and texts. It reflects well on you when you remember personal details during future conversations. Then, be sure to analyse your notes.
Never sound like a sales person on the phone. Create an original message that will provoke a positive response. Prepare it before you make that call. Whether it’s shocking, inquisitive, or even funny, make it original. It must get their attention.
As a rule, the energy you portray is the energy you will get back. That means, if you’re doing your calls with bad or low energy, that’s the energy you’ll get back. Nick says that your words make up only 7% of you total communication. Your body language and intonation make up the other 93%. So make sure your energy is right before you make a call or send a text message. Also, stand up – don’t sit down.
