Essential Tips for First-Time Home Buyers

Nick reveals what to do in this first-time buyer situation

Representing the buyer, Nick says to immediately contact the listing agent.  And since this video was created right after this small disaster occurred, communications with the listing agent hadn’t happened yet.  In other words, Nick is in the process of directing his agent to handle this quickly and effectively.

As Nick explains, after the listing agent is contacted about the situation, the following must be dealt with:  Find out if this is a known issue.  Then, ask the listing agent if they are willing to fix the damage that was caused by the flooding.  In the video, Nick says that this is a “disclosure” situation now that the sale is under contract – it’s something the seller must address.

Another tip to handle this from experience

Nick reveals that some buyers try to take advantage of situations like this.  Knowing this, agents must be prepared to handle this professionally.  As an example, if the problem only costs two or three hundred dollars to fix, buyers sometimes ask for thousands of dollars in “repair credit.”

The better educated the agent about general repair costs, the better prepared they will be when a buyer asks for a credit.  Nick explains that two things must be handled properly.  For one, the buyer must be set at ease regarding the situation.  Then, the agent must convey the realistic costs for repairs in a professional way. 

Since the buyer’s agent must negotiate with the listing agent and the seller, working both sides efficiently in this situation will provide a win for everyone involved.  So if you’re going into the situation with unrealistic requests from the buyer, you ultimately will not be successful.  Therefore, make sure you are prepared ahead of time and act fast, yet be careful.
