Meeting at a beautiful Pacific Bay penthouse
In this PODCAST video, Nick Fong and Jesús Valenzuela are sitting in a beautiful, gigantic, luxurious penthouse located within Pacific Bay. As Nick mentions, it’s been over half-a-year since the two have met for their first POCAST episode together. To begin, they talk about the condo market in Los Cabos.
The first thing Jesús mentions is that he and his college Gaby Lopez have recently sold over $35M in real estate. Since January of 2022, Jesús has sold $19M so far this year. As Nick and Jesús state in the video, Jesús is just about to turn 20 years old, so Nick jokes with him about no longer being a teenager.
Jesús tells Nick about how his young age has affected his ability to be a successful real estate agent for Ronival Real Estate for a year-and-a-half now – since he was 18 years old. During their meeting, Jesús says that since he’s always been very professional and well spoken with his clients, age has never been an issue. But sometimes after closing a deal, his clients ask him his age just out of curiosity. In other words, Jesús never gives his clients a reason to question his age during the sales process.

As an example, properties are always selling for the list price and sometimes higher than the list price. There is no longer offerings at lower prices to get a better deal, like there was a year-and-a-half ago, when he started with Ronival Real Estate.
The biggest explanation for properties selling quickly at the list price is the shortage of inventory. In other words, demand is higher than supply, which drives prices up. Another reason for this phenomenon is the extensive marketing Jesús and his team mate Gaby have put into their business. As such, they’ve both been quite successful over the last year.
