Use your phone as a sales tool just about everywhere – the pool, the restaurant, the golf course…you get the idea!
Of course, be sure to use all of the other tried-and-true sales tools like referrals, mailers, and all the other strategies that bring in prospects. Just make sure you focus on the tool that works the best…your phone. Nick Fong believes that the “Mother of all prospecting” is the phone call and text message. Phone your way to more sales with these five tips
Use an easy-to-remember acronym to remember the following five tips that will help build your real estate business and achieve more sales: P.H.O.N.E. Here they are…
Tip #1 – P is for Persistence
Persistence will pay off with great dividends. So make a schedule to use your phone using the following tips for one to two hours per day, every single day. Just keep in mind that there will be setbacks along the way. Therefore, treat it like a diet and a workout. And keep in mind that it takes time to work well. It’s a “long game” strategy.
Tip #2 – H is for Hear
Listen well, ask plenty of questions and take notes. When you write everything down, you’ll be sure to remember important details for future calls and texts. It reflects well on you when you remember personal details during future conversations. Then, be sure to analyse your notes. Build a personal strategy with each individual prospect. Craft your responses and questions to keep your prospects interested. Write down names of family members, pets, and any other specifics like birthdays and hobbies, to help prepare for your next communication.
Tip #3 – O is for Originality
Never sound like a sales person on the phone. Create an original message that will provoke a positive response. Prepare it before you make that call. Whether it’s shocking, inquisitive, or even funny, make it original. It must get their attention. Practice on a friend to test it in advance. Your goal is to hook and engage your prospect on the first call or text and get them to respond.
Nick provides a good example of the most effective text you can send. Ask them: “Is this ‘their name’?” It doesn’t get any simpler than that – three words. Be sure to watch more good follow-ups in Nick’s video.
Tip #4 – N is for Numbers
Phone numbers are very important in a real estate business. Therefore, know your numbers! Nick Fong’s real estate organization has made 90,000 calls so far this year. And he expects to make around 150,000 calls by year end. In addition, thousands of text messages were sent so far in 2020. Nick has had a 31% contact rate. To make so many calls and text messages, use a CRM (Customer Management System). There are some good ones like BoomTown that allow hundreds of messages to be sent per day, per user. So, use technologies and systems to make the process easier and more organized.
Tip #5 – E is for Energy
As a rule, the energy you portray is the energy you will get back. That means, if you’re doing your calls with bad or low energy, that’s the energy you’ll get back. Nick says that your words make up only 7% of you total communication. Your body language and intonation make up the other 93%. So make sure your energy is right before you make a call or send a text message. Also, stand up – don’t sit down. And ahead of time, do some quick exercises to build your energy level. Get your blood flowing. When your energy is right, you will achieve you more sales!
