Selling agent vs. listing agent REVEALED
In the video, Nick provides a concise explanation regarding the difference between a selling agent and a buyer’s agent. But before he explains the difference, he mentions that he had them backwards when he first started in real estate. He originally thought that the selling agent represented the listing. But he quickly learned that when you represent the buyer, you are the selling agent – the agent selling the property to the buyer.
Now that you know that the selling agent is the agent representing the buyer, the listing agent represents the current home owner wanting to sell their property. The listing agent publishes the listing live in the MLS system and markets the property for the owner. They arrange the appointments and makes sure that the documentation is all there and correct. Finally, they negotiate on behalf of the owner.
How does technology support and organize your efforts?

Nick Fong reveals one tip that’ll truly help you close even more deals. As he states in the video, when you get a property under contract, whether you represent the seller or the buyer, please consider using a power of attorney. When delays occur very commonly during closings it’s easier to get that power of attorney. This is especially true knowing that most sellers and buyers don’t live in Los Cabos or elsewhere in Baja California Sur.
More importantly, according to Nick, if your buyers and sellers are living in Canada or the United States, Nick and his real estate agents have the ability to do a remote power of attorney. On top of that, he mentions that this is something new. Therefore, if you want more information, just let them know. But in general, make sure you use a power of attorney after an offer has been accepted. It will lead to more sales, putting more money in your hands.
