What is the difference between listing agent and selling agent?

In today’s video featuring real estate tips and advise from Nick Fong, Nick covers the difference between sellers agent and listing agent.  He’s the founder and broker of Ronival Real Estate, which is now the largest and fastest-growing brokerage in all of Baja California Sur. As such, he loves to reveal his insight regarding real estate success.

After learning the difference between selling agent and listing agent, uncover even more great tips and advise from Nick Fong himself.  He’s achieved great success in real estate and Nick loves to share his wisdom and experience so you can achieve great success too.  Therefore, continue reading to discover what you can do to be highly successful in real estate.

Selling agent vs. listing agent REVEALED

In the video, Nick provides a concise explanation regarding the difference between a selling agent and a buyer’s agent.  But before he explains the difference, he mentions that he had them backwards when he first started in real estate.  He originally thought that the selling agent represented the listing.  But he quickly learned that when you represent the buyer, you are the selling agent – the agent selling the property to the buyer.

Now that you know that the selling agent is the agent representing the buyer, the listing agent represents the current home owner wanting to sell their property.  The listing agent publishes the listing live in the MLS system and markets the property for the owner.  They arrange the appointments and makes sure that the documentation is all there and correct.  Finally, they negotiate on behalf of the owner.

How does technology support and organize your efforts?

Technology plays a key role in the success of Ronival Real Estate, according to Nick.  In order to have achieved the success they have and will continue to have, technology allows Ronival to be better organized.  To give an example, it allows Nick and his agents to know more about their clients so they can provide the best customer service possible.  And, it provides a foundation for better communication.

Nick always says that it starts with a good CRM, or Customer Response Management system.  This CRM system houses all of Ronival’s client information and status.  It covers all operations from sales to property management.  Most importantly, the CRM handles the monthly rentals and vacation rentals all handled by Ronival Real Estate.

Success comes from the fact that real estate technologies help Nick and everyone in his organization to quickly respond to client requests by channeling them to the right person.  Next, the technology provides everything needed to have a productive and fruitful conversation.  It ensures that the professional relationship will grow and strengthen with every contact.

Make more money by closing more deals

Nick Fong reveals one tip that’ll truly help you close even more deals.  As he states in the video, when you get a property under contract, whether you represent the seller or the buyer, please consider using a power of attorney.  When delays occur very commonly during closings it’s easier to get that power of attorney.  This is especially true knowing that most sellers and buyers don’t live in Los Cabos or elsewhere in Baja California Sur.

More importantly, according to Nick, if your buyers and sellers are living in Canada or the United States, Nick and his real estate agents have the ability to do a remote power of attorney.  On top of that, he mentions that this is something new.  Therefore, if you want more information, just let them know.  But in general, make sure you use a power of attorney after an offer has been accepted.  It will lead to more sales, putting more money in your hands.
