US real estate impact on Baja Sur property inventory and prices

Welcome to the latest episode of The Nick Fong PODCAST, where you will learn the latest information concerning Baja California Sur.  Nick is the founder and broker of Ronival Real Estate, and has grown this brokerage to become the biggest and the best in the entire State.  As such, his PODCAST is filled with valuable information that is accurate and up-to-date.

In todays video, Nick is joined by Aaron Cuha, the coach of Tom Ferry’s organization and the expert on the subject of the real estate market.  Aaron will provide his analysis of the current situation to Nick and to all of you.  Now, read on to uncover the situation of the real estate market in the United States today, and what to expect in the next few months.

Changes in the Baja Sur real estate market

Now that interest rates have been rising and inflation affecting the economy, there’s a fear of the hot real estate market cooling off.  And, many people are thinking that the market may be in a downward slide.  Therefore, it’s important to take a look at the details from an inside perspective.  As such, Aaron Cuha is the right person to interview about this.

According to Aaron, the market seems volatile if you listen to the news.  This is because there are historic inflation numbers that caused the Federal Reserve to increase interest rates again.  Also, there was a mortgage-backed securities issue the Fed needed to address.  As such, they raised rates by a half-of-a-percent.

What is the Tom Ferry organization?

The Tom Ferry organization provides real estate coaching for skill building to brand building & marketing, digital, video and print, business and team building methods and of course their mindset Mondays.  They are the #1 ranked Real Estate Educator by Swanepoel Power 200 and the best-selling author of “Life! By Design” and “Mindset, Model and Marketing!”

Tom has more than 30,000 hours of coaching experience and works daily to help agents and brokers grow a prosperous business while simultaneously balancing — and loving — their personal lives.  He is also a highly sought-after and renowned speaker whose charisma and personality have captivated audiences around the world. Tom’s love and passion for life is fueled by a commitment to discipline and holding professionals accountable to fulfill their greatness.

About Aaron Cuha from Tom Ferry’s organization

In the video, Aaron mentions where he coaches – the number of countries around the world are too numerous to list them all.  In other words, he coaches real estate professionals all over the world.  Also, Aaron coaches real estate mortgage professionals throughout the United States.  He tells Nick that he has about 10 mortgage clients in the U.S.

What Dave Ramsey has to say

In the video, Nick Fong says that Dave Ramsey got it totally correct.  He says that Dave Ramsey began by defining a recession.  In Dave’s definition, a recession must consist of two consecutive quarters of a down market.  Of course, that certainly doesn’t mean the real estate market will crash.  Also, Nick says that this time, it will not crash..

There may be a slowing market, but that isn’t a problem at all.  The housing market in Baja California Sur has been quite hot over the last year.  This has been the case since soon after the pandemic began.  As such, prices will still increase, just not at the super fast pace they have been lately.  In other words, the real estate market will still thrive – it’s still a great time to buy.
