To begin, there is a $10,750 reservation deposit that starts the 30-day due diligence period for reviewing the Promise to Trust. If for any reason you don’t move forward with the purchase, the full $10k plus $650 of the $750 fees is fully refundable.
Moving forward from due diligence, upon executing the Promise to Trust, buyers will fund 50% of the asking price (inclusive of the $10k already in Escrow), fully disbursed to seller. (At this point 100% of the commission becomes due and payable (8%+IVA (4+4))
Upon completion of the “obra negra” a 2nd payment is due in the amount of of 25%.This is fully disbursed to seller. Then, the final payment in the amount of 25% is due just prior to closing and transfer of title at Notary.
